Getting Started

SmallHold helps small landlords track rental properties, tenants, income, and expenses — all from your iPhone. Everything stays on your device. No account required.

• Add a property: Tap the Properties tab, then the + button to add your first rental.
• Add units & tenants: Open a property, then tap + next to Units to add units and assign tenants.
• Record transactions: Use the center + button from any screen to quickly log income or expenses.
• Scan receipts: When adding an expense, tap the camera icon to photograph a receipt. SmallHold will auto-extract the vendor, amount, and date.
• View reports: The Reports tab generates a Schedule E summary organized by IRS line items, ready for your accountant.

Is my data safe?

Yes. All your data is stored locally on your device. We never collect, upload, or have access to your information. If you delete the app, your data is removed.

What does SmallHold Pro include?

The free tier includes 1 property with full functionality. SmallHold Pro unlocks unlimited properties, PDF & CSV report exports, and receipt photo attachments.

How do I restore my purchase?

Open the app, go to Settings (gear icon on Dashboard), and tap "Restore Purchases." Your Pro upgrade will be restored if previously purchased with the same Apple ID.

Can I use SmallHold offline?

Yes. SmallHold works entirely offline. No internet connection is needed for any feature.

How accurate is the receipt scanner?

The scanner uses on-device OCR to extract text from receipt photos. It works best with clear, well-lit photos. Always verify the auto-filled amounts before saving.
